To buy or not to buy?

Many buyers make a "best time to buy decision" often based or deferred largely on speculation of what future market conditions might be.
Given that market conditions are never constant anyway and are affected by multiple ever changing factors, when is the best time to buy?

For home buyers that decision can be a lot simpler when based on known factors. Most buyers have a checklist;
- Locality (proximity to transport, schools, child care, shops, work, medical centre, recreation etc)
- Type and size of home
- Size of land area
- Price range
- Access to pre arranged finance if required.

Most property purchase decisions particularly in the current market tend to be for the medium to long term.
So the time to buy is when your checklist has ticks in the boxes. As a buyer you have seen the house you want, in the area you want, and it is within your budget, make the decision.
