Our Eves success rate in achieving a sale or presenting an offer for our vendor's consideration within a 90 day listing timeframe is still significantly higher through auction than other forms of marketing.

Whether the property is taken to auction, or marketed as an exclusive with a price, in the end a successful sale will depend on that price tag and effective marketing. This is particularly important right now with a large number of properties on the market for buyers to choose from. If the price expectation is beyond the market for that type of property then real potential buyers will often eliminate it from their "list".

Properties selling currently are doing so because the price reflects market reality. Just as buyers are well informed on what is selling and at what price, so do vendors need to be realistically informed. In doing so they take advantage of the fact that for most properties the highest level of interest is from the first 2-3 weeks on the market.
