These are some of the rights Owners have as outlined by The Residential Tenancies Act 1986 which was revised in 2010.
Clause 48: Landlords right of entry - If an Owner or their Agent needs to inspect the property they must give the Tenant written notice not less than 48 hours nor more than 14 days before the intended entry and not more frequently than once in any period of four weeks.
The Owner or their Agent only has to give 24 hours notice of a visit to carry out necessary repairs or maintenance.
The Tenant cannot withhold consent unreasonably and may make the consent subject to any reasonable conditions.
Clause 24: Rent Increases – An Owner or their Agent must give the Tenant 60 days notice in writing of a rent increase and the rent shall not be increased within 180 days after the date on which the last increase took effect.
Clause 55: Termination on non-payment of rent, damage or assault - The Owner or their Agent may apply to The Tenancy Tribunal to terminate the Tenancy if the rent is at least 21 days in arrears or the Tenant has caused or has permitted any other person to cause or has threatened to cause substantial damage to the premises or the Tenant has threatened to assault the Landlord or their Agent.
This Act is 183 pages long, so I have not covered anywhere near all of the rights Owners and Tenants have but please call a licensed property manager with any questions and for other rights you do have.
